Owl Barn Retreat Access Statement
The self-catering barn conversion is approached down a single track driveway. When livestock are in the adjoining fields there will be 2 field gates to open.
Luggage can be unloaded directly outside, from a flat concrete drive. Parking is 10 metres away on a stoned parking and turning area. Access to the paddocks, dog run is via slightly sloping grassed paths. The village is a 2min drive away with an excellent butcher, post office, Spar, HSBC bank (Fridays only) cash point and local corner shop. Most of these have small steps to negotiate. There is also a cafe offering takeaway and thriving local pubs. Parking is directly outside these facilities.
There is cycle hire and maintenance offered with local bike ride maps.
Access to the barn porch is via a step (175mm) but with a ramp available (1120mm wide)
All door widths are (765-785mm)
Access from the porch is via a permanent sloped threshold.
The kitchen/diner has a dark oak boarded floor which contrasts with the white walls.
We recommend that you bring rubber soled slippers for use within the barn.
Seating for 4/6 people.
Worktop height ( 910 mm). Drop down oven door.
No wall units. Fridge, with ice box.
Large sliding patio doors, with raised threshold (220mm) onto balcony. (960mm x 3300)
The open aspect of the balconies could be unsuitable for people with behavioural problems.
Easy access to living room, with oak boarded floor.
3 seater sofa bed, 1 lounge chair.

All light switches at sensible height.
On the same level is the Wet Room with toilet (420mm high) and grab rails and wash basin. Walk in shower (790mm access) with grab rails.
Double bedroom. Bed can be moved to make access into bed from either side. Oak boarded floor. Choice of Bamboo or cotton sheeting. (Bamboo excellent for people with allergies/skin problems)
Hallway leading to 4 stairs and landing another 4 stairs into low ceiling “grog” loft with 2 single beds. Cork flooring. Bamboo/cotton sheeting. Ideal if a carer required.
Outside use of cottage garden. Entrance gate (930mm) onto bark paths, which at present become too narrow for wheelchair access all around the garden.

We are situated in a very quiet and scenic location which is a haven for birds, and in the spring the dawn chorus and sound of bleating lambs, fill the valley. On wilder days the wind can howl and blow and drive the rain horizontally! From the balconies you can experience stunning sunsets.
Mobile phone coverage is poor within the barn, but Orange can be received once outside.
